XTB: A Decade at Skyliner

XTB, a global fintech supporting individual investors in effective finance management, has extended its lease at Warsaw’s Skyliner office building owned by the Karimpol Group for a further 63 months. XTB remains in its current space spanning nearly 4,400 sq. m.

XTB moved its headquarters to Skyliner in early 2022 and took three floors of the skyscraper at Daszyńskiego Roundabout. Including the extended term, XTB will be leasing the space for a total of 10 years.

XTB is a global fintech which gives retail investors instant access to international financial markets through a mobile app. Founded in 2004, XTB now supports more than 1,500,000 investors around the world in achieving their financial ambitions and goals. The Polish app offering is tailored to the needs of everyone wishing to actively manage their finances, from stocks and ETFs through retirement accounts and CFDs to a virtual portfolio with a multi-currency card. XTB operates almost worldwide and has offices in 12 countries, including the UK, Germany, France, Chile, and the United Arab Emirates. XTB has more than 1,200 employees globally. XTB is heavily involved in education: investors have access to hundreds of hours of free webinars and educational materials, while the XTB Foundation is actively engaged in promoting financial literacy in secondary schools, including the “Academy of Tomorrow. Finance with Class” programme and strategic cooperation with the Polish Economic Society.

XTB was represented by Savills in renegotiating the contract while the building owner Karimpol Group used the legal services of Argon Legal.

One of the seven tallest office buildings in Poland (195 m), Skyliner, was completed in January 2021 as the first part of the office complex. It is BREEAM certified as Excellent and powered by 100 percent renewable energy. The total leasable office space is 45,000 sq. m. Tenants in the first tower of the complex include: Aon, Bolt, Booksy, Capital.com, Coca-Cola Poland Services, Colonnade Insurance Branch in Poland, X-Trade Brokers (XTB), DXC Technology, ENATA Bread, Falck, Greenville, Luxoft, Meet & Eat, MicroStrategy, Noble Securities, Onwelo, Process Solutions, Tarkett, Werfen, Vention, Villa Foksal (Look Up), Wento, global flexible office space operator Mindspace, Xperi.

Construction of the second phase of the complex at Daszyńskiego Roundabout has been underway since February 2024, with completion scheduled for the end of 2026. The second tower will be 130 metres high with 28 floors and 24,000 sq. m of leasable space. Most of the usable space (23,000 sq. m) will be offices. Retail and service units on the ground floor of the building will occupy nearly 1,000 sq. m. The standard area of the office floor will be approximately 1,100 sq. m. Terrace gardens with a total area of nearly 900 sq. m will open on the top floors of the building. Karimpol Polska has received an Outstanding BREEAM certificate for the building and, as in the case of the first phase, plans to power the building with renewable energy. The main contractor for the investment is WARBUD S.A. and the architectural design is the responsibility of the APA Wojciechowski Architekci studio. The investor is supported in the commercialisation of the second phase of the complex by the CBRE Polska team.
