Karimpol Polska has signed the lease for the last vacant office space in Warsaw’s Skyliner office building. The tenant, which is one of Poland’s leading renewable energy developers, will lease approximately 1,500 sq. m, the entire 7^th floor of the building.

One of the seven tallest office buildings in Poland (195 m), Skyliner was completed in January 2021 as the first part of the office complex. It is BREEAM certified as Excellent and powered by 100 percent renewable energy. The total lettable office space of 45,000 sq. m has been fully leased. Karimpol has signed the lease for the last vacant space, the 7^th floor of the office building. The tenant was represented by CBRE. Skyliner is now home to 24 tenants in a range of industries, including global giants and local players.

Construction of the second phase of the complex at Daszyńskiego Roundabout has been underway since February 2023, with completion scheduled for the end of 2026. The second tower will be 130 metres high, with 28 floors and 24,000 sq. m of leasable space. Most of the usable space (23,000 sq. m) will be offices. Retail and service units on the ground floor of the building will occupy nearly 1,000 sq. m. The standard area of the office floor will be approximately 1,300 sq. m. The top floors of the building will feature terrace gardens with a total area of nearly 900 sq. m. Karimpol Polska is applying for a BREEAM certificate at the Outstanding level and, as in the case of the first phase, plans to power the building with renewable energy. The main contractor for the investment project is WARBUD S.A., and the architectural design is the responsibility of the APA Wojciechowski Architekci studio. The investor is supported in the lease of the second phase of the complex by the CBRE Polska team.

Good progress is being made on the construction of Skyliner II at Daszyńskiego Roundabout in Warsaw, the second phase of the office complex owned by Karimpol Polska. Since February 2024, a team of engineers and builders have been working hard to build solid foundations of the future skyscraper. WARBUD S.A., the chief contractor for the investment project, is responsible for all the work.

The structure of Skyliner II is for now stepping down, only to start climbing up very soon on its solid foundations. With advanced construction technologies, 33-metre-deep diaphragm walls have been built as well as 59 reinforced concrete barrettes as deep as 38 metres into the ground. These impressive deep foundation elements, together with 42 temporary steel columns, are critical for supporting the bracing slabs and foundation slabs of the building. The bottom slab varies from 1.9 metres to almost 5 metres in width, making the structure extremely robust and durable.

“The construction of Skyliner II requires not only technical expertise but also exceptional precision and planning due to the existing first phase of the project, Skyliner I, and the surrounding development. However, we are perfectly equipped to meet these requirements. We are satisfied with the current pace of the work and the high level of safety on the site,” said Szymon Zduńczyk, Management Board Member and Managing Director at Karimpol Polska.

The first phase of excavation is currently underway and will go 7.5 m deep. The work is extremely demanding as builders have to break through layers of embankments, clay and sand. The next phase is the construction of the bracing slab, which will enable further work 13 m deep to eventually reach 22 m deep.

“Although the Skyliner II tower is lower than its predecessor, its construction is much more complicated. The surrounding buildings and the existing traffic system pose a logistical challenge. We only have a single point of access to the site, and the organisation of the facilities is a genuine balancing act. The only cranes that can work under these conditions are tilting arm cranes with an integrated system to avoid collision with neighbouring buildings. A special challenge will come with the top part of the building and the double-height technical storeys topped with 15-metre-high slanted attic walls,” said Piotr Pikuła, Skyliner II Contract Director at Warbud SA.

Skyliner II is scheduled for completion at the end of 2026. The second tower will be 130 m high with 28 storeys and 24,000 sq. m of leasable space. Most of the usable space  (23,000 sq. m) will be dedicated to offices. The standard office floor area will be around 1,300 sq. m.  Retail and service units on the ground floor of the building will occupy nearly 1,000 sq. m. The top floors of the building will house terrace gardens with a total area of nearly 900 sq. m, connected by an external staircase. The terraces will be served by a lift. There will be a total of 10 lifts in the building: 7 main lifts, 2 garage lifts, and 1 fire lift. The two high-rise buildings of the Karimpol Group will be linked by a podium with a total of 4,500 sq. m dedicated to retail and service concepts available to tenants and local residents. A five-storey underground car park for 217 cars and 100 bicycles will be available in the new tower. Karimpol Polska will apply for a BREEAM Outstanding certificate and, as in the case of the first phase, is planning to power the building with renewable energy.

The architectural design is the responsibility of the APA Wojciechowski Architekci studio. In the implementation of the second phase of Skyliner, the investor is supported by Hill International as project manager. CBRE is the exclusive agent for the lease of Skyliner II.

Warsaw’s Skyliner office building owned by Karimpol Polska will house the new headquarters of Process Solutions, a leader in business outsourcing. The tenant will use approximately 1,000 sq. m of space. Process Solutions will move to the new location in January 2025. With the new deal, Skyliner is now 95% leased.

Process Solutions is a provider of business outsourcing services. It has been present in Poland since 2008 as a member of an international group and provides top-level accounting and payroll services to major corporations around the world. The company specialises in comprehensive accounting, tax, bookkeeping, HR and payroll services and offers administrative management and consulting to clients. Process Solutions creates a dynamic working environment for over a hundred employees, supporting young professionals as well as experienced experts. The choice of new office space was a key part of planning of the company’s further development.

“To ensure that our growing group of employees enjoy the best possible conditions of their on-site work, we have been looking for new office space. Skyliner is the ideal choice not only because of its convenient location in the heart of Wola’s business district but also thanks to the comfortable solutions offered to tenants and the high standard of the building. The tenant will occupy approximately 1,000 sq. m on the third floor of Skyliner, moving in early in 2025.

The tenant was represented in the lease by Walter Hertz and the building owner was represented by CBRE.

Skyliner I is now 95% leased. The remaining vacant space is available for lease. Meanwhile, the construction of Stage II of the complex at Daszyńskiego Roundabout is underway, proceeding according to plan, with completion scheduled for the end of 2026. The second tower will be 130 metres tall with 24,000 sq. m of space on 28 floors. Most of the usable space (23,000 sq. m) will be dedicated to offices. Retail and service units on the ground floor of the building will occupy nearly 1,000 sq. m. The standard area of the office floor will be approximately 1,300 sq. m. The highest floors of the building will feature terraces-gardens with a total area of nearly 900 sq. m. WARBUD S.A. is the chief contractor of the investment project and APA Wojciechowski Architekci is responsible for the architectural design.

Karimpol Group’s flagship office building, Skyliner in Warsaw, has a new tenant. The US technology giant Xperi will move into the skyscraper at Daszyńskiego Roundabout. The company will occupy nearly 3,000 sq. m of space in Skyliner.

Xperi is a leading US provider of software for consumer electronics, state-of-the-art cars, and online movie and programme viewing platforms. The new office space will be home to employees developing products for brands such as TiVo, HD Radio, DTS, IMAX Enhanced, and Vewd. The corporation will occupy the fifth and sixth floors of Skyliner, totalling almost 3,000 sq. m. Xperi will move to the office building in Wola from Mokotów.

“We are counting on the location of the new office in Skyliner to increase the working comfort of our engineers and attract further leading industry professionals. Our current and future employees will benefit from the move to the vibrant heart of Warsaw’s business district, easily accessible by multiple means of public transport, and they will have the highest quality office solutions at their disposal,” said Sebastian Baberowski, Vice President and Country Manager of Xperi Corporation.

The tenant was represented in the lease by JLL and the building’s owner by CBRE.

Karimpol Polska has chosen WARBUD S.A. as the general contractor for its investment. One of Poland‘s largest construction companies will deliver the Skyliner II project. Construction of the second phase of the office complex at Daszyńskiego Roundabout in Warsaw will start in February 2024 and will take 34 months. The 28-storey Skyliner II will be 130 metres high.

Skyliner II is not the first cooperation between Karimpol Polska and Warbud S.A. The companies have cooperated on the construction of the first Skyliner and the Equator office complex at Aleje Jerozolimskie. As with the first skyscraper, the architectural design is the responsibility of the APA Wojciechowski Architects team. The delivery of the second phase of Skyliner will be supported by Hill International as project manager.

The new office building will stand in close proximity to the existing Skyliner I. It will be 130 metres tall with 24,000 sq. m of space on 28 floors. Most of the usable space (23,000 sq. m) will be dedicated to offices. Retail and service units on the ground floor of the building will occupy nearly 1,000 sq. m. The standard area of the office floor will be approximately 1,300 sq. m.

Architecturally, the second phase of the Skyliner complex will blend harmoniously with the first phase, which was completed nearly three years ago, in January 2021. The two skyscrapers of the Karimpol Group will be linked by a common podium spanning a total of 4,500 sq. m dedicated to retail and service concepts open both to tenants and local residents. The second office building will boast a fully glazed entrance foyer with an open two-storey lobby and a mezzanine, similar to in the first phase of the complex.

‘Our priority in designing the second Skyliner was to achieve coherence and architectural completion of the first Skyliner while maintaining the unique character of each building. The form of the second phase of the complex refers to the concept of the whole project, with the characteristic top of the building highlighted by green gardens on the terraces,’ said Michał Sadowski, Vice President of the Management Board, Co-owner, Architect-Partner at APA Wojciechowski Architects.

Terrace gardens with a total area of almost 900 sq. m will be located on the top floors of the building, each with its own individual character and diverse uses. All terraces will be connected by an external staircase and will also be served by a lift. There will be a total of 10 lifts in the development, including 7 main lifts, 2 garage lifts, and 1 fire lift. A public square will be landscaped around the project, open to users and local residents. Vegetation will create a cosy space connecting the offices at Daszyńskiego Roundabout with the neighbouring residential projects. The new office building will provide users commuting by car with a 5-storey underground car park for 217 cars and 100 bicycles. The Skyliner II office building will meet the highest standards of construction, functionality in space planning, efficiency of solutions and productivity. Karimpol Polska will apply for a BREEAM certificate at the Outstanding level and, as in the case of the first phase, plans to power the building with renewable energy sources.

Another international company has joined the tenant portfolio of Warsaw’s Skyliner office building. The global healthcare company, Falck, has chosen the building owned by the Karimpol Group as its new office for their IT department in Poland. It will occupy nearly 1,500 sq. m of space in the Skyliner.

Falck is a Danish founded company specialising in saving and improving the lives of people in need as an international leader in healthcare and emergency response. For more than a century, Falck has worked with local and national authorities to prevent accidents, illnesses and emergencies, to rescue and assist people quickly and competently in contingencies, and to rehabilitate people after illness or injury. Falck operates in 26 countries and has 25,000 employees. Falck has been present on the Polish market since 1993 and currently operates in: Rescue (including Fire), healthcare and IT. Falck’s medical personnel have secured some of Poland’s largest mass events, such as the Warsaw Marathon and Euro 2012. Falck provides hospital transport services for the National Health Fund (NFZ) and emergency medical services under private contracts.

The Skyliner will become the new office for Falcks IT employees in Poland. Falck’s IT employees in Poland will optimise, consolidate and streamline systems and develops innovative solutions for digital healthcare and emergency services. Falck has 80 IT employees in Poland, but the team is constantly expanding. Falck’s IT employees in Poland will occupy nearly 1,500 sq. m in the office building owned by Karimpol. The move to the new space is scheduled for the end of the year.

A new event and conference space in Warsaw has just opened. Owned by Villa Foksal, Look Up occupies the top two floors of the Skyliner office building in Warsaw’s Wola district, the flagship investment of the Karimpol Group. The MIXD studio from Wrocław is responsible for the design of this nearly 830 sq. m interior.

The Skyliner conference and event centre is Villa Foksal’s latest project. Characterised by a low-key design and spacious interiors, Look Up combines modern form with a view of the capital’s skyline and professional catering service. The 41st floor is a modern conference and banqueting space, ready to accommodate up to 100 people. The space offers flexibility in arrangement: it can function as one larger room or be divided into two smaller rooms to create cosy, fully autonomous areas. Floor 42 is a spacious open space, much like a loft, with a height of over 14.5 metres, and it can accommodate up to 200 people on an area of 270 sq. m. It can serve as a space for conferences, banquets or sit-down dinners, as well as photo shoots and product launches.

“We are delighted that our new space is ready. Look Up will redefine the concept of exceptional events. This special venue has been created to meet the most demanding expectations of event organisers and participants. Its unique features, such as original design and location 165 metres above the ground in the Skyliner, in the very heart of the city, make Look Up completely different from all the existing event venues in Warsaw, perfectly complementing our offer at Foksal Street,” said Paweł Chmielewski, owner of Villa Foksal and Look Up.

Another distinctive feature of Look Up is its fully equipped, professional kitchen led by one of the best chefs in Poland, Marcin Wojtczak, who will offer dishes tailored to the nature of each event. The menu is based on fresh high-quality products, used to create original works of culinary art. They are complemented by an extensive wine list and a spacious bar on level 42. The menu is served in various forms, including fingerfood, served menus, buffets, cocktail menus, and live cooking stations.

The choice of location for Villa Foksal’s new venture was not a coincidence. The Skyliner is one of the newest and most technologically advanced class A+ skyscrapers in Warsaw. It has nearly 49,000 sq. m of office and retail space on 42 floors. The top two floors are the ideal space for the Look Up.

“The lease of the 41st and 42nd floors is a culmination of the Skyliner development process. Finding an operator for the space on the top two levels of our office building was not easy, especially during the pandemic. From the very beginning, we wanted to provide an accessible space that could be used not only by our tenants but also by outside companies and visitors. We were keen to open it up to outside initiatives. Previously, while the space was still unfinished, we hosted business meetings, networking events, photographers and film agencies, and in the spring we co-organised the Skyliner Everest Run, whose participants tackled the heights equal to the world’s highest mountain and enjoyed a view of the Warsaw skyline. We are delighted that Villa Foksal has come up with a concept for a new venue where any kind of event can be held. The sky is the limit,” said Harald Jeschek, Managing Partner at Karimpol Polska.

The modern yet timeless interior has been designed by the MIXD architects. The main idea behind the design was neutrality and an unexpected combination of materials. There are copper mirrors, sconces made of semitransparent resin, bird’s eye wood veneer, concrete, milled MDF, and oxidised steel. Functionality is supported by technology, including multimedia screens, projectors, and professional sound systems. The spacious, high-ceilinged interiors of the event rooms required appropriate acoustic solutions to avoid the echo effect. On the 41st floor, this is a “pleated” acoustic panel ceiling, and on the 42nd floor, acoustic panels were used to cover the inner core of the building. The hallmark of Look Up is the waving ribbon motif, which is repeated in the suspended installation on the 42nd floor, on the floor covering, and on the bar buffet. The space on both floors has been created with a view to easy personalisation for any event.

“We always had in mind that the space would have to visually adapt to the needs of various events. Hence the combination of high-quality materials in neutral and subdued hues on the walls, floors and ceilings with more obviously three-dimensional elements in bolder forms: a spectacular bar and an installation in the shape of a ribbon spinning in the air. The space is almost empty but a frenzy of details, patterns and textures plays out on the walls and other surfaces. The materials in geometric combinations look like they have been sliced with a giant blade; the cut lines open them up and allow you to see inside. This is exactly the space we wanted to create,” said Piotr Kalinowski, MIXD CEO and Creative Director.
