Karimpol Polska has signed a lease agreement with Bristol Myers Squibb, one of the world’s leading biopharmaceutical companies. The new tenant will occupy office space in Skyliner II. With this transaction, the second tower has reached nearly 70% occupancy.

Skyliner II is the second phase of Karimpol Group’s flagship office development located at Rondo Daszyńskiego in Warsaw. Construction is progressing according to schedule, with completion planned for the end of 2026. The building will offer more than 24,000 sqm of leasable space, including over 23,000 sqm of premium office space and nearly 1,100 sqm of retail and service units on the ground floor.
The development will feature a five-level underground parking garage with 217 parking spaces, 100 bicycle parking spaces, and four levels of landscaped terraces designed by RS Architektura Krajobrazu. The architectural design was prepared by APA Wojciechowski Architekci, with WARBUD S.A. serving as the general contractor and Hill International providing project management and investor supervision.
Skyliner II is being developed in line with the highest sustainability standards. The project has been awarded a BREEAM New Construction Outstanding certification and will be powered entirely by renewable energy sources.
A traditional topping-out ceremony has taken place at the Skyliner II construction site, symbolising the achievement of the building’s target height and the completion of one of the most important stages of the project. The second tower of the complex, developed by Karimpol Polska with WARBUD SA as the main contractor, has reached a height of 130 metres. The project is now entering its final phase, which includes the completion of the façade, technical installations and interior finishes, and the building is becoming an increasingly prominent feature of the capital’s skyline.
Skyliner II, under construction at Rondo Daszyńskiego in Warsaw, will offer approximately 24,000 sq m of lettable space, including around 23,000 sq m of modern office space and nearly 1,000 sq m of retail and service space. Construction is scheduled for completion in the fourth quarter of this year, with the first tenants moving in as early as the first quarter of 2027.
“Reaching the target height of Skyliner II is one of the most important moments in the realisation of any high-rise development. It is the moment when the project ceases to be a plan on paper and becomes a tangible part of the urban landscape. Today, Skyliner II is already a distinct feature of Warsaw’s skyline and contributes to the dynamically developing business centre around Rondo Daszyńskiego. For us, this moment is of particular significance also because the second tower is a natural continuation of the success of Skyliner I. From the outset, we have taken a long-term view of this project. Our aim was to create a cohesive, modern complex that responds to the changing needs of the market and the expectations of tenants. One floor in five days
Since the start of the project, approximately 26,000 m³ of concrete mix and 3,100 tonnes of steel have been incorporated into the building’s structure. The pace of work on the above-ground section was impressive: 20 identical storeys were completed in just under 22 weeks, which equates to an average of five working days per storey.
“Reaching the target height of the structure is the result of the work of hundreds of people involved in this project. A particular challenge was maintaining a very high pace of construction whilst upholding the highest standards of quality and safety. We completed twenty repetitive storeys in just under 22 weeks, despite the need to re-anchor the tower cranes twice and periodic restrictions due to wind conditions. This result best demonstrates the commitment and experience of the entire project team. Ahead of us lies the finalisation of the façade installation, the completion of installation works and intensive finishing works on the subsequent storeys. At the same time, we are preparing to dismantle the tower cranes and the project’s gradual transition into its final phase,” says Piotr Pikuła, Skyliner II contract director at WARBUD SA.
Getting closer to the finish line
With the completion of the structural work, the construction project has moved into its next phase. The segmented glass façade has been installed up to the 22nd floor, and work is currently underway on the subsequent storeys. Installation is also underway on the steel structure above the green terraces and the gable element – the so-called ‘lantern’ crowning the building – which are distinctive architectural features of the building. Finishing works are also well advanced. On the office floors, most of the bricklaying work, the installation of drywall partitions and the laying of floors have already been completed. Tiling work is underway, as is the installation of bathroom fittings, mineral ceilings, doors and raised floors. The first finishing touches are appearing in the lift lobbies, and the installation of a decorative slatted ceiling, along with the associated services, is underway in the main lobby. Installation work is also progressing throughout the building. The installation of sanitary services has been completed in the shafts across the entire height of the building, and the distribution of sanitary, electrical and telecommunications services has already been carried out up to the 22nd floor. Eight of the ten planned lifts have been installed in the building, three of which are already in use for construction purposes. In the underground levels, the installation of resin floors has been completed, along with signage and traffic management on selected garage levels. The next visible stage of the project will be the dismantling of the first tower crane, scheduled for mid-July.
In parallel with construction progress, the commercialisation of the development is underway. To date, lease agreements have been signed by, among others, Mindspace (4,500 sq m), Squarepoint Capital (2,200 sq m) and Volkswagen Financial Services (5,500 sq m). Thanks to the latest transaction, the occupancy rate at Skyliner II has reached 50 per cent.

DXC Technology has extended its lease agreement for space in Warsaw’s Skyliner. The global IT services leader will remain in Karimpol Group’s flagship office building until 2032. The company currently occupies nearly 4,600 sq m across three floors of the building. In 2021, it moved into Skyliner alongside Luxoft, marking the start of a new phase in the integration of the two organisations.
DXC Technology, a global company listed among the Fortune 500 business giants, has decided to extend its lease at Skyliner for a further five years. The current headquarters of DXC Technology and Luxoft comprises nearly 4,600 sq m of office space, located on the 25th, 26th and 27th floors of Skyliner.

From the outset, we were keen to create a working environment that meets the modern needs of our teams: flexible, comfortable and conducive to collaboration. Volkswagen Financial Services is joining the tenant mix of the second tower at Rondo Daszyńskiego in Warsaw, occupying a total of nearly 6,000 sq m of office and retail space. Thanks to this transaction, the occupancy rate of Skyliner II has reached 50%.
The new tenant will occupy 5,500 sq m of office space in Skyliner II, spanning five floors, as well as nearly 350 sq m in Skyliner I, where a customer service centre will be located on the ground floor. The lease has been signed for 10 years, with occupancy scheduled to begin in the second quarter of 2027.
Volkswagen Financial Services is a global provider of financial solutions for the Volkswagen Group brands, operating in 46 markets. The company offers comprehensive services in the areas of banking, leasing, insurance and modern mobility solutions – for both private and business customers.

On 13 May 2026, we invited estate agents to our Skyliner complex. We began the meeting with a tour of the construction site, where participants were able to see first-hand the scale and progress of the second tower’s construction.
We then moved to the LookUp Skyevents conference and event space. Guests were welcomed by Harald Jeschek, Managing Partner of the Karimpol Group, and Michał Orłowski, Head of Leasing & Asset Management at Karimpol Polska, spoke about the Skyliner II project, accompanied by the humanoid robot Grażynka, who became one of the highlights of the evening. We discussed the future of modern offices, technology, ESG and market trends. The evening was also filled with futuristic attractions, live music and artistic performances.

The global fintech group – Capital.com – has extended its lease agreement for 3,000 sq m of office space on the 32nd and 33rd floors of the Skyliner office building in Warsaw until 2032. Over the past 12 months, lease extension agreements for a total of nearly 12,000 sq m have been signed in the building, which means 100% tenant retention in the first tower of the complex developed by Karimpol Group.
Capital.com, certified as a 2025 Top Employer in Poland by the Top Employers Institute, occupies two floors of the Skyliner building with a total area of 3,000 sq m. The company has been growing its local team since its arrival in Warsaw.

Skyliner provides us with modern, flexible space, high technical standards and a prestigious location that support the development of our team and long-term business plans. The extension of the agreement by Capital.com is part of a broader trend of tenants remaining in the first tower of the Skyliner complex. Over the last 12 months, lease agreements for a total area of nearly 12,000 sq m have been renewed in the building. The largest area – approx. 4,400 sq m – was extended by XTB, followed by Capital.com – 3,000 sq m, Aon – 1,500 sq m, Strategy – 1,500 sq m and Grid Dynamics – 1,500 sq m. The retention rate during this period was 100 per cent, confirming the attractiveness of the location at Rondo Daszyńskiego and the high quality of the space on offer. s also commercialising the second phase of the investment – Skyliner II. Since the beginning of the year, lease agreements for a total of 6,500 sq m have been signed there. The flexible office operator Mindspace has contracted 4,500 sq m, while the investment company Squarepoint Capital has leased just over 2,000 sq m.
“A 100 per cent retention rate in the current market conditions is no coincidence. Companies today are very conscious about their choice of office space – they analyse not only the location, but also the technical quality of the building, space efficiency, ESG standards and the possibility of further development in the same location. Skyliner – one of the seven tallest office buildings in Poland (195 m) – was commissioned in January 2021 as the first part of the office complex. Construction of the second stage of the complex at Rondo Daszyńskiego has been underway since February 2024 and is scheduled for completion at the end of 2026. Retail and service premises on the ground floor of the building will occupy nearly 1,000 sq m. The standard office floor area will be approximately 1,100 sq m. The 10th anniversary edition of the Everest Run, a 24-hour charity stair climb organised by the RK Rescue Support Foundation, is now behind us. On 21 and 22 February, participants climbed the height of Mount Everest for the fourth time in Warsaw’s Skyliner office building at Rondo Daszyńskiego. A total of 377 participants took part, including 297 individual competitors and 20 four-person relay teams. For the first time in the history of the event, the fastest climber of the symbolic Everest was a woman – Klaudia Krajewska. She covered the distance of 8,848 metres in 11 hours and 20 minutes. She was also the leader in terms of the number of ascents, climbing to the 42nd floor of the Warsaw building 109 times.
Skyliner Everest Run is a unique challenge. To symbolically reach the height of the world’s highest peak, participants must climb the 42 floors of the skyscraper 55 times. In the individual and relay formats, competitors face not only the distance, but above all their own limitations for 24 hours.
Results and figures from the anniversary edition
In the 10th edition of the race, 297 individual competitors and 20 four-person relays took part, with a total of 377 participants. Among them were 11 runners from abroad – from Estonia, England, Italy and Belarus. Klaudia Krajewska was the fastest to climb the symbolic Everest, reaching an altitude of 8,848 m in 11 hours and 20 minutes (a women’s record). Among the men, Wojciech Pogorzelec achieved the best time – 12 hours and 24 minutes.
In terms of the number of ascents, Klaudia Krajewska was once again unrivalled, setting this year’s event record – 109 ascents to the 42nd floor, which translated into 4,578 floors climbed and 17,685.25 metres vertically. It is worth noting that she only had one longer break during the 24 hours – lasting about 12 minutes. The second result also belonged to a woman – Aleksandra Grabias climbed to the top 92 times. The best man in this classification was Tomasz Lisiecki with 85 ascents (13,791.25 metres). Another record was set in the team competition – Team Estonia achieved150 ascents, or 6,300 floors and an impressive 24,337.5 metres vertically (275% of the height of Mount Everest).
The symbolic height of Everest (55 ascents) was achieved by 112 individual participants, 57 of whom climbed even higher. In the team classification, 18 relay teams completed the full distance. The oldest participant in the race was 82-year-old Giovanni from Italy, the oldest female competitor was 72, and the youngest participant was 19. Almost 60 volunteers, 28 medical personnel and 11 members of the organising team were involved in the organisation of the event, ensuring that the run ran smoothly around the clock.
The Everest Run shows that an office building can serve as more than just a workplace. For 24 hours, Skyliner becomes a space for integration, sporting challenges and real help. Its rhythm, energy and use change. The staircase becomes a route for sporting competition, the lobby turns into a zone for supporting loved ones and regenerating between runs, and the lift hall becomes a symbolic camp for participants. The most important thing then is openness to people and initiatives that build community. We are proud to once again be part of an event that combines extreme challenge with social responsibility,” says Szymon Zduńczyk, member of the management board of Karimpol Polska, owner of the Skyliner building.
The funds raised during the run will traditionally be used to purchase medical equipment to support the activities of the RK Foundation and paramedics.
“Each edition of the Everest Run is not only about sporting results, but above all about concrete support for our activities. Thanks to the participants and partners, we can systematically equip our teams with equipment that has a real impact on the safety and effectiveness of paramedics in the field,” emphasises Jacek Jakubowski, director of the RK Rescue Support Foundation.

On the occasion of the 10th edition of the event, Make Life Camper, a partner of the event, funded a unique special prize – a week’s use of a camper van. The winner will decide where to go and how to plan their trip. The lucky winner was Marcin Dąbrowski, who, in addition to sporting excitement, now has the opportunity to organise his own slow travel trip.
The anniversary edition of the Everest Run confirmed that the event has become a permanent fixture in the calendar of sporting initiatives in Warsaw, combining an extreme challenge with real help for medical rescue services.

The construction of Skyliner II, the second tower of the Karimpol Group’s flagship office complex in Warsaw, has reached another symbolic milestone. The building has already reached a height of over 105 metres, with only the last 25 metres remaining to reach its target height. Work has entered the stage of implementing one of the most distinctive architectural elements of the project – four-level cascading terraces on the upper parts of the building on the west side.
The Skyliner II structure has exceeded the symbolic threshold of 100 metres in height. Only 25 metres remain to reach the target height of 130 metres, which will include technical floors and 15-metre parapets to secure technical equipment on the roof of the building. On the western side of the building, four-level terraces designed by RS Landscape Architecture studio are being built in its upper parts.
“The cascading terraces are one of the most characteristic elements of Skyliner II and an important distinguishing feature of the entire project. They will have an individual character and various functions – from places for work and meetings to places conducive to relaxation and integration. The highest terrace on the 26th floor will be connected to a covered space for events and presentations. All terraces will be connected by external stairs and served by a dedicated lift, ensuring full accessibility. We want them to be a real extension of the office space – a place for employees and visitors to meet, work and relax and guests of the building in a green environment, high above the city,” says Szymon Zduńczyk, member of the management board and managing director at Karimpol Polska.
Despite the exceptionally low temperatures, intensive finishing work is being carried out inside thanks to the building’s airtightness and heating.
– We carry out bricklaying and installation works, finish bathrooms, lay tiles and install lifts. Advanced finishing works are currently underway in the technical areas on level +2, where we are installing a fan room – one of the key lungs of the building’s , ensuring proper ventilation of the entire skyscraper. The second lung, i.e. another fan room, is planned for the 24th and 25th floors. The prevailing weather conditions have also caused a temporary suspension of the installation of the façade, which has been completed up to the 18th floor. This will be Mindspace’s third location in Poland and the next stage of the operator’s development within Skyliner. Since 2023, Mindspace has occupied 4,400 sq m in the Karimpol Group’s first tower at Rondo Daszyńskiego. In total, the company will offer over 1,200 workstations in the Skyliner complex. The new Mindspace location will commence operations in mid-2027.

Mindspace was advised during the negotiation process by the Gide Loyrette Nouel law firm, with Błażej Czwarnok and Michał Wiśniewski representing the company, while Argon Legal provided legal advice to Karimpol. This is the second lease agreement signed for Skyliner II. At the end of 2025, Squarepoint, a global investment management company using quantitative methods, which will occupy nearly 2,200 sq m of space.
Skyliner II is a continuation of the Karimpol Group’s flagship investment in Warsaw. The new investment will complement the first Skyliner tower, creating a modern office complex that will offer a total of 73,000 sq m of space. Construction of Skyliner II is underway and is scheduled for completion in Q4 2026. The second tower of the complex will stand at 130 metres tall and have 28 floors, offering a total of 24,000 sq m of leasable space. The vast majority of this space, around 23,000 sq m, will be allocated to modern office space, while nearly 1,000 sq m will be occupied by retail and service premises on the ground floor. A typical office floor will span approximately 1,100 sq m, and the upper floors will feature green terraces totalling nearly 900 sq m. These will be connected by external stairs and served by an additional elevator. Ten elevators will ensure comfortable communication within the building. Skyliner II will be connected to the first tower by a 4,500 sq m podium housing retail and service functions for the complex’s tenants and the local community. The complex will also feature a five-level underground car park offering 217 parking spaces and 100 bicycle stands. Skyliner II has been awarded a BREEAM New Construction certificate at the Outstanding level and, like the first phase of the investment, will be powered by 100% renewable energy. The project is being implemented in accordance with the highest standards of sustainable development.
APA Wojciechowski Architekci is responsible for the architectural design, WARBUD S.A. is the general contractor, and Hill International is overseeing the project.
Strategy has extended its lease agreement for office space in the Skyliner office building in Warsaw, part of the Karimpol Group’s portfolio. Strategy occupies 1,500 sq m of office space on the 22nd floor of Skyliner I and was the building’s first tenant.

Skyliner – one of the seven tallest office buildings in Poland (195 m) – was opened in January 2021 as the first part of the office complex. It has a BREEAM Excellent certificate and is powered 100% by renewable energy sources. The total office space available for lease is 45,000 sq m. Tenants of the first tower of the complex include: Aon, Bolt, Booksy, Capital.com, Coca-Cola Poland Services, Colonnade Insurance Branch in Poland, X-Trade Brokers (XTB) Brokerage House, DXC Technology, ENATA Bread, Falck, Greenville, Luxoft, Meet & Eat, Strategy, Noble Securities, Onwelo, Process Solutions, Tarkett, Werfen, Vention, Villa Foksal (Look Up), Wento, global flexible office space operator Mindspace, and Xperi.
Construction of the second stage of the complex at Rondo Daszyńskiego has been underway since February 2024 and is scheduled for completion at the end of 2026. The second tower will be 130 metres high, with 28 floors and 24,000 sq m of leasable space. Most of the usable space – 23,000 sq m – will be allocated to offices. Retail and service premises on the ground floor of the building will occupy nearly 1,000 sq m. The standard office floor area will be approximately 1,100 sq m. The top floors of the building will feature garden terraces with a total area of nearly 900 sq m. Karimpol Polska has already received a BREEAM New Construction certificate at the Outstanding level for the building and, as in the case of the first stage, plans to power the building from renewable energy sources. The main contractor for the investment is WARBUD S.A., and APA Wojciechowski Architekci is responsible for the architectural design. CBRE Polska is supporting the investor in the commercialisation of the second phase of the complex.
